We closed on our new house on Friday, the 6th, and immediately began the necessary remodeling/repair/updating. We've got a 25 day cross over until we need to vacate the rental house. In that 25 day window, we are doing the following:
Removing and replacing every floor surface except for the basement and 2 bathrooms.
Installing hardwood laminate throughout most of the 1st floor. The study and the entire upstairs is having the carpet removed and replaced professionally.
Completely gutting the kitchen, extending the raised floor 2 feet into the family room, and installing new cabinets and all appliances.
Removing crappy flourescent lighting in kitchen and installing recessed lighting.
Prime and paint every wall, removing wallpaper where necessary.
Remove and replace the entry door to the garage.
Install a new split rail fence.
Repair some landscaping issues, mainly re grading away from the house foundation.
Removing a tree that's about to fall on my daughters bedroom.
Those are the major things that I can think of at the moment. There are some other things, like plumbing and electrical issues that I can't itemize at the moment.
The wife and I got started on Friday, and by this weekend we should be just about half way finished. And so far, we've kept within our budget of $30,000
